"Is it Better to have a Realtor or A Lawyer for a FSBO purchase ?" Asked the Buyer

    We have a very generous and thoughtful sphere who are the recipients of our monthly snail mail newsletter and remember us when they hear the words..."home purchase, relocate, down size, snow bird...." we are honored to be referred to friends, relatives, neighbors and co-workers.

    We provide them with information and are happy to assist anyone they know with a sale, purchase, contractor, etc . We got a call from a referred buyer who had been divorced and she wanted to know initially what steps were involved  in purchasing a home.Offer to Purchase We talked about everything from pre-qualification to home searches, inspections, amendments, warranties...the process from  start to finish.  As a single  parent, never having made a purchase on her  own, she was  cautious and curious.

  What if I want  to write  an offer on a property offered "For sale by owner ?  Should I call a Realtor or a lawyer ? 

(In Wisconsin attorneys are not require to be a part of a real estate transaction.)   You could do either one I said.    Then the questions began.

  - Will an  attorney do a comparative market analysis

       for me before I write the offer ?

  -  Will an attorney show me other properties so I can  

        compare the property values ?

  -  Will an attorney attend the home inspection ?

  -   IF the attorney does not attend the inspection how   

       will an amendment be written addressing repairs    ?

  - Will payment for  the attorneys services be included

     in the commission  or will there be an addtional charge ?

   horse's mouth Wow great questions !   The best answers come from the horse's mouth  and so I gave her the names of several real estate attorneys she could contact. 

     A few days later the referred buyer called back..."I am going to get pre-approved from one of the lenders youphone suggested..I will be calling you for assistance in buying my home....better/more services and fewer fees...thank you for taking  the time to explain the process to me, I look forward to working with you ."
